Understanding the Impact of Energy Certificates



This research project, funded by the East Midlands Development Agency , is specifically looking at existing non-domestic buildings in the East Midlands and how they will fair with the introduction of Energy Certificates from April 2008. The project aims to help commercial property owners, developers, landlords and investors to understand likely changes in the property markets and the role of energy efficiency. The timeframe for the introduction of energy certificates is shown in the table below Labels
Date Measure
April 6 2008 EPC's required for constuction on all dwellings.
EPCs required for the construction, sale or rent of buildings, other than dwellings, with a floor area over 10,000 m2.
July 1 2008 EPCs required for the construction, sale or rent of buildings, other than dwellings, with a floor area over 2,500 m2.
October 1 2008 EPCs required on the sale or rent of all remaining dwellings.
EPCs required on the construction, sale or rent of all remaining buildings, other than dwellings.
Display certificates required for all public buildings >1,000 m2

Project Scope:

A model of energy ratings in the East Midlands has been created and includes indications of the cost of moving up the scale From "G" - "A" through making energy efficiency improvements.


This has been based on data collected from carrying out energy audits around the region. The buildings are a mixture of retail, office, warehouse and industrial buildings of varying sizes and ages.
